Krusinski Completes Interior Build-Out for PSS Distribution Services at IAC Wintergreen

September 25, 2025

Krusinski Construction Company (KCC) has completed a 293,350-SF interior build-out of warehouse and office space for PSS Distribution Services, a premier coast-to-coast Third-Party Logistics (3PL) provider, at the Wintergreen Distribution Center in Hutchins, Texas. The 650,030-SF multi-tenant speculative facility was originally built by KCC for longtime client IAC Properties.

Located on a 34-acre site less than 15 minutes south of Dallas, the state-of-the-art, food-grade facility includes more than 289,000 SF of warehouse space, 3,000 SF of main office space and a 1,000-SF shipping office. The truck court was tailored to PSS Distribution’s operational needs. To support food-grade requirements, the facility was fitted with an exterior and interior pest-prevention seal, floor caulking and dock brush seals.

Enhancements to the dock levelers created 58 cross-dock positions, along with 134 car parking stalls, 80 trailer parking stalls and two drive-in doors.

“KCC is thrilled to welcome PSS Distribution Services to their tailored food-grade facility at IAC Wintergreen,” said Ryan Lehman, Project Manager. “It’s always rewarding when we can strengthen our relationship with IAC in the process.”

This tenant improvement project continues the 20-year relationship between KCC and IAC Properties, spanning more than 15 locations across four states. Work has ranged from exterior renovations and tenant build-outs to large-scale, ground-up facilities.

Members of the Krusinski Construction team include Ryan Lehman, Project Manager; Kuy Parker, Project Engineer; Jeff Shockley, Senior Project Superintendent; and Erin Anderson, Project Coordinator. Other members of the team include Azimuth Architecture as project architects and Kimley-Horn as civil engineer and landscape architect.
