Krusinski Construction Company (KCC) has successfully delivered the Stewart Farms South Phase I, 788,000-SF speculative warehouse development for Trammell Crow Company (TCC) in Plainfield Business Center, located in southwest suburban Plainfield, Illinois. The expansive development sits on a 52-acre site fit for additional developments in the future.
TCC Stewart Farms South strengthens Krusinski’s partnership with Trammell Crow Company, in addition to expanding our warehouse and industrial portfolio in the Chicagoland area. This represents the 7th project with TCC, totaling nearly 3,000,000 SF over the 10-year relationship.

The facility features a flexible layout featuring 20,000 SF of future office space with 50’ x 56’ bays and 56’ x 60’ speed bays, including 40’ clear height, 80 dock-level doors with the ability to expand to 160, and 4 drive-in doors. The site includes ample parking, featuring stalls for 392 cars and 211 trailers. To meet sustainability needs, the building is fitted to accommodate the installation of solar panels, at the discretion of the tenant.
Krusinski also completed extensive site work consisting of site utilities and storm drain systems, including the installation of three retention basins. Curtain wall glazing systems are featured at the office corners, a Rhino Bond roofing system with six MAUs and 12 exhaust fans interlocked with the building louvers.
Following its completion, TCC Stewart Farms South is 100% leased and occupied by RJW Logistics Group, an industry-leading retail logistics solutions company, looking to expand its Midwest operations.
Plainfield Business Center is located approximately 40 miles southwest of downtown Chicago and represents a farm field to a speculative development project. The Chicago industrial marketplace continues its expansion outward as demand for space in this area continues to grow. The site offers proximity to both Interstate 55 and I-80, two of the metro area’s major thoroughfares. Future phases of Plainfield Business Center are currently being planned.
