Krusinski Construction Commences a 727,080-SF Warehouse Development in Texas

Oak Brook, IL—Krusinski Construction Company (KCC) has begun the construction of IAC Pleasant Run, a two-building, 727,080-square-foot speculative industrial warehouse development in Lancaster (Dallas), Texas, for its longtime client, IAC Properties.

Pleasant Run represents the 13th ground-up construction project Krusinski has undertaken for the industrial real estate development firm. Further, this is the third and largest ground-up development for the Krusinski and IAC partnership in the broader Dallas marketplace.

Each of the two buildings that comprise the Pleasant Run warehouse development will be situated on a 52.83-acre site that will include a 5.91-acre detention pond to manage the site’s new impervious area. The buildings will be constructed utilizing tilt-up concrete wall panels along with a standard structural steel roofing system covered with a TPO roofing system. These facilities will have an upgraded exterior façade, including enhanced wall panel finishes, increased storefront areas and decorative entry canopies.

Additional building elements include a 36-foot clear height warehouse, measured at the first column bay. The warehouse includes 50’x54’ standard column bays, with increased column spacing at the speed bay to 50’x64’. The electrical infrastructure for the buildings is designed to accommodate services up to 4,000 amps. Construction commenced in December 2025 and is anticipated to be complete in Q1 of 2027.

The largest building, at 1740 N. Jefferson St., is a 457,646-square-foot building on a 31.75-acre land parcel. The space includes 5,257 square feet for two speculative office spaces located on the west side of the facility. This building will include a total of 84 dock doors, with 42 doors being fitted with dock levelers and 2 drive-in doors. The building and surrounding site will include 296 car parking stalls and 163 trailer parking stalls.

The second building, located at 511 E Pleasant Run Rd., is a 269,434-square-foot building on a 15.17-acre site. The space includes a 2,684 square foot speculative office located in the southwest corner of the facility. This building will include a total of 43 dock doors, with 22 doors being fitted with dock levelers and 2 drive-in doors. The building and surrounding site will include 236 car parking stalls and 38 trailer parking stalls.

Both buildings will include a 60mil TPO roofing system, an ESFR sprinkler system throughout the warehouse space and a code-required smoke evacuation system. Each office space will be outfitted with an 8.5-ton RTU for cooling/heating requirements.

The previous spec developments built by Krusinski for IAC in Texas were:

  • IAC Wintergreen Distribution Center, a 553,030-square-foot, multi-tenant speculative industrial building, was Krusinski’s first ground-up project in the state of Texas. The building is currently 100% leased. DISTRIBUTION
  • IAC Beckleymeade is a two-building speculative warehouse development that features 435,000 square feet of space, comprised of 234,900-square-foot and 200,800-square-foot buildings. The buildings are currently 50% leased.

Krusinski is a longtime member of the Citadel National Construction Group, a network of construction and related firms across the country. This network allows Krusinski to identify and retain the services of the best subcontractors—roofers, concrete, excavators and many others—available. Accordingly, Krusinski will collaborate with members of the network to ensure the selection of the best subcontractors available.
