Quarter 1 - 2005 Krusinski Completes Marriott Hotel | Krusinski Construction Company has completed construction of a full service Marriott Hotel in Burr Ridge.
The hotel is 150,000 square feet, with an eight-story tower and 185 rooms. It also features a banquet hall, bar and restaurant, indoor pool, fitness room and more than 10,000 square feet of meeting space.
Senior project superintendent Shawn C. Morris faced several challenges with this project. The hotel construction, previously started by another firm, lay dormant for three years. Before beginning, Morris had to establish where the previous superintendent left off in the construction process, as well as evaluate the existing structure and unused materials to determine what was still functional.
The job was finished on schedule in 10 months, and the hotel opened in time to accommodate advance reservations.

Estimators Association Starts Chicago Chapter | The American Society of Professional Estimators (ASPE), a national organization that serves construction estimators, is starting a Chicago chapter.
Krusinski pre-construction services manager, John P. Brady, is the director of ASPE.
The purpose of the organization is to educate, certify and standardize the people and processes that facilitate estimating needs for the construction industry.
Among the advantages of being a member include a program to become a certified professional estimator (CPE), admission to events, networking opportunities, member discounts for online estimating courses and more.

Tips to Reduce Winter Energy Consumption | Winter has arrived in full force. With energy costs still on the rise, now is the time to reduce energy consumption. Andrew J. Johnson, general superintendent/corporate safety officer for Krusinski Construction Company, offers a few ideas to save money on utility bills this winter.
Install seven-day programmable thermostats throughout your facility. Temperatures can be programmed to adjust to the time of day. Heat can be lowered on nights and weekends when the building is unoccupied.
Inspect all caulking, especially around doors and windows. Replace all cracked, split or dry caulk.
Utilize energy efficient door operators that will close doors automatically. This will reduce the amount of lost heat when doors are opened.
Replace any single-pane glass with insulated windows with a low U-factor. The lower the U-factor, the less heat will escape through the glass, and the greater the energy savings.
Create a company policy prohibiting windows or doors to be open when the heat is on.

Save Money Using a Cost Segregation Study | Gary A. Dupuis, CFO of Krusinski Construction Company, suggests using a cost segregation study (CSS) to identify ways a company can reduce federal taxes. A CSS is an analysis that identifies existing properties, new construction or acquisition costs that are eligible for accelerated depreciation.
While the normal depreciation on a business property is 39 years, the owner, through CSS, can maximize depreciation deductions by reclassifying building costs as personal property, and identifying exterior site improvements that qualify for shorter depreciation lives.
For example, there is a five and seven-year depreciation period for equipment and personal property additions, and a 15-year period for land improvements.
The difference to the property owner can be considerable, according to Dupuis.
For every dollar shifted from the 39-year period to a five-year period, the after-tax net present value (NPV) savings is 20 cents. It is 15 cents for a seven-year period, and 10 cents for a 15-year period.
KCC recommends this study to their clients and provides the valuations.

Krusinski, Citadel Group Construct Prototype Payment Centers for Comcast | Citadel Group, an alliance of eight “best of class” regional construction companies in 15 cities that joined together to serve the needs of national clients, is in the process of constructing three prototype payment centers for Comcast Cable Communications.
Comcast is using these three centers to create a new branding image. Each center is being finished in a palette of grays and black with red accents. Krusinski Construction Company has been assigned the task of building one of the centers in Speedway, Ind.
One of the tasks for Citadel Group is to determine a budget for each of the three centers that can be used to forecast costs as Comcast replicates the facilities across the country.

Reid Wins DIG Award | Rita A. Reid, Executive Administrative Assistant, is the 1st Quarter 2005 winner of Krusinski Construction Company's DIG (Diversify, Improve, Grow) Award.
Reid, of Woodridge, received the award for her work on the internal Krusinski newsletter. She redesigned the newsletter and added stories that highlight employee awards and announcements, a project of the month, company updates and trivia.
A five-year employee of Krusinski, Reid took over responsibility of the newsletter one year ago.
The DIG program was instituted as a way to involve every employee in company strategies for growth and profitability. Employees are encouraged to submit recommendations for cost savings, sales leads and productivity initiatives.
As a DIG recipient, Reid received a cash bonus and a company lunch in her honor. In addition, her name will be added to a company plaque.
