March - 2006WOODSTOCK PROJECTS COMPLETED Krusinski Construction Company recently completed two adjacent spec office/warehouses for a group of private investors headed by G. Pat Ryan of Paine/Wetzel Real Estate. The buildings are located in the Cold Headers Industrial Park in Woodstock, Ill.
The first, a 15,000-square-foot speculative warehouse at 1991 Duncan is situated on 1.16 acres, and has one exterior drive-up truck dock and two drive-in doors.
The second building, a 10,000-square-foot spec warehouse at 2040 Dillard is located on 1.1 acres and has one drive-in door.
According to Stephen A. Moeller, project manager for Krusinski, the two warehouses were built at the same time in order to be most cost effective. The interior spaces of both buildings consists of open warehouse with 20-foot clear heights, six-inch floor slabs and complete utilities including underground sanitary stubs, incoming water service for future tap, fire sprinkler and alarm systems and industrial metal halide light fixtures for 30-foot candles.
The two buildings are part of a 10-acre parcel at the Cold Headers Industrial Park, which the investment group plans to develop, lease and/or sell. The parcel is planned for eight sites.
Joseph R. Krusinski was the project executive. The architect for both buildings was Andy Swedrowski of Harris Architects in Palatine. Ron Adams of Pearson, Brown & Associates in Libertyville was the civil engineer.
