CONSTRUCTION TO BEGIN ON MEDICAL AND LEGAL ARTS BUILDING

Krusinski Construction Company has received a $6 million contract from KR2 LLC to build a 32,000-square-foot, two-story medical and professional office building at 2000 McDonald Rd. in South Elgin, Ill.

The project, which is a Medical and Legal Arts office building, will feature a brick veneer façade with stone and EIFS (exterior installation and finish systems) bands. The 16,000-square-foot first floor will include a main lobby with an open staircase, a Sherman Hospital Immediate Care facility with exam rooms, nurses’ station, physical therapy, testing facilities and imaging/ultrasound rooms.

On the second floor, 5,000 square feet have been leased to the law firm of Ariano, Hardy, Nyuli, Johnson, Richmond & Goettel, P.C., with the remaining 11,000 square feet available for lease. The building will have one dedicated main entrance for the first floor medical facility and a separate entrance for second-floor tenants.

“The fact that the immediate care medical facility will be open for extended hours, while the professional office is expected to be used only during normal business hours, meant we had to develop exterior design features and layouts to accommodate both users,” said Krusinski CEO Joseph R. Krusinski. “The solution was to create both separate and shared entrances with adjacent parking convenient to both lobbies.” To accommodate the medical usage, special mechanical, electrical, plumbing systems were incorporated into the overall design. This included dedicated RTUs (remote terminal units) for each floor which are then controlled via variable air volume and fan powered boxes. With numerous exam rooms, sinks and lavatories, the overall plumbing system had to be carefully planned.

The Developer and Property Manager for the KR2, LLC project is Robert Richmond, the principal of Richmond Asset Management, a nationally recognized leasing and management firm that has provided management and development services for more than 7.5 million square feet of commercial, office and industrial space across the United States.

Krusinski has creatively planned the long-lead material orders to facilitate a compressed construction schedule that calls for a December 2007 completion. Stephen A. Moeller is the project manager and Jeff Cali is the project superintendent for Krusinski Construction Company. The architectural team of Jay Todisco, Eric Johnson and Sharon Quam of Oak Brook-based Ware Malcomb provided building design and specialized space planning. Financing was provided by St. Charles Bank and Trust.
