November - 2006WAREHOUSE DISTRIBUTION CENTER COMPLETED FOR IAC/SELECT CARRIER GROUP Krusinski Construction Company has completed a $2.8 million warehouse distribution center at 1850 Arthur Avenue in Elk Grove Village, Ill. for International Airport Centers (IAC).
IAC has leased the 40,300-square-foot building to Select Carrier Group, a wholly-owned subsidiary of Eagle Global Logistics. Krusinski Construction Company worked on an aggressive schedule to have the facility completed in five months. Construction began in May, and Select Carrier Group employees moved into the space in mid September.
The facility has approximately 3,400 square feet of office space and features 24-foot clear heights and six-inch reinforced flooring. Located on 2.75 acres, there is parking for 32 cars and 29 trailer storage spaces.
To store storm water, Krusinski installed Storm Trap, a 7,000-square-foot underground water detention system that contains all the rain and surface water from the parking lot and roof. The system, made from eight-inch reinforced concrete slab, diverts the water via underground storm piping to a creek along the west side of the property.
Krusinski began the project by demolishing an existing 60,000-square-foot warehouse and two-story office building on the site.
The project executive was Michael J. Metz, the project manager was Stephen A. Moeller and the senior project superintendent was Ralph Colmenares. The architect was Julius Kwasek of Kwasek Architects. James Estus, Senior Director with Cushman & Wakefield, Rosemont, Ill. represented the tenant on the transaction.
Headquartered in Highland Park, International Airport Centers L.L.C. was formed in 1995 to develop and hold a professionally managed portfolio of transportation related cargo, warehouse distribution, and logistics complexes at major airports throughout the United States. At present, IAC owns, manages or has developed properties in 14 national markets and is currently planning other projects in the O’Hare sub-market
